    Which homes are available?
    All six homes are open for showings, with 3+1 and 4+1 bedroom layouts from $599,000 to $625,000. Book a showing and Bob will walk you through each one.
    Is the suite actually legal?
    Yes. Each home has a legal Additional Residential Unit (ARU). It has its own entrance, kitchen, bathroom, laundry and separately run utilities. Ask us for the permit details during your showing.
    What does the price include?
    Pricing reflects the current new home HST rebates. Ontario's enhanced rebate removes the full 13% HST on eligible new homes under $1 million for agreements signed April 1, 2026 to March 31, 2027. Whether you qualify depends on your situation, so we walk every buyer through it before you write an offer.
    Can I live in the suite and rent the main home?
    You can. Some owners live in the 700+ sq ft suite and rent the main home upstairs, which can cover most or all of the mortgage. Others live upstairs and rent the suite, or move family in.
    What could the suite rent for?
    Our calculator starts at $1,650 a month for the suite as a planning number. We pull current comparable rents for St. Thomas when you book a showing.
    Will a lender count the rental income?
    Many lenders will count part of a legal suite's rent toward qualifying. We can connect you with a mortgage agent who works with ARU homes every week.
    When can I move in?
